A detailed plan—one of the first in the veteran neighborhood of Petach Tikva—has been approved: The Yitzhak Sadeh urban renewal complex with 630 housing units has been granted statutory approval.
The first detailed urban renewal plan for the Ramat Verber neighborhood in Petach Tikva was approved this week, after the Central District Committee granted statutory approval for the urban renewal plan at 1–19 Yitzhak Sadeh Street in the city, offering 630 housing units.
The plan, covering 3.63 acres (14.7 dunams), is a detailed plan for blocks 9 and 10 in the Ramat Verber neighborhood master plan, which was recently approved. The plan, initiated by Amim Group, is bounded by Yitzhak Sadeh, Jabotinsky, and Yechboob Streets, and proposes the demolition of nine three-story row housing buildings with 180 housing units, to be replaced by five new residential towers with a total of 630 units. Sixty of these apartments are designated for long-term rental. The proposed construction includes five 27-story residential towers above an active ground floor and 4–5 podium floors. Two towers are planned for the northern part of the site and three in the southern part.
The plan was deposited in July, and only one objection was submitted by neighborhood residents. The objection was not discussed as it was submitted over a month past the deadline for objections. The committee approved the plan three weeks ago, subject to several technical corrections. Following revisions to the planning documents this week, statutory approval was received.
