The city’s largest urban renewal project in Petach Tikvah’s Ramot Verber neighborhood is gaining momentum. Following approved zoning plans (TABA) and a majority vote in favor of the redevelopment, Amim Group—the Jerusalem-based real estate developer—hosted a major residents’ event in the Petach Tikvah Museum. The mayor of Petach Tikvah was in attendance.

The plan calls for replacing nine deteriorating, unsafe residential buildings from the 1950s with five modern residential towers featuring 620 apartments and a commercial ground floor. Estimated occupancy: 2029.

We first reported on the “Yitzhak Sadeh 1–19” real estate development in July 2023 when the district planning committee approved it for public review. By July 2024, the plan had been formally submitted. And now, with the zoning plan fully authorized, the large-scale urban renewal of the 180-unit development has passed the point of no return. Today’s main challenge is collecting the remaining tenant signatures to begin demolition in 2025.

“Full Steam Ahead”

The primary goal of the residents’ event—attended by around 160 locals, most of whom live in the complex—was to energize the community and present the impressive vision for their future homes. Many attendees were amazed by the project renderings, showcasing what the new towers will look like at the end of this decade. This is a significant change to the outdated and neglected complex, which we visited in April 2024 and saw how desperately it needed urban renewal.

“We were thrilled to see such a strong turnout from residents and to witness their excitement about the project’s progress,” said David Gilboa, project lead and representative of Amim Group’s subsidiary, Textone. “We are pushing forward at full speed to secure building permits and will do everything in our power to build this project as quickly and professionally as possible. It will be a stunning, high-end development we can all be proud of.”

Following Gilboa’s speech, Mayor Rami Greenberg took the stage, followed by Amim Group CEO Itay Hershkowitz, legal advisor attorney Ilan Glazer, and lead architect Dafna Orbach-Biran. All expressed optimism and confidence in the project’s timeline and quality. Amim Group, undertaking its first development in Petach Tikvah, conveyed professionalism and promised to select Israel’s top construction firm through a transparent public tender.

The 14.7-dunam (3.6-acre) lot will be cleared of its nine neglected residential buildings and replaced by five modern residential towers, each rising 31 to 33 stories high, featuring no less than 630 residential units- a mini-neighborhood, if you like, within “Ramat Verber”. A commercial strip is planned for the ground level facing Yitzhak Sadeh Street, serving the estimated 2,000 residents who will call this development home.

A New Era for Ramot Verber

The “Yitzhak Sadeh 1–19” development is just the beginning. It marks the first significant project in a comprehensive urban renewal plan for the Ramot Verber neighborhood. It covers 557 dunams (about 137 acres) and aims to add 4,000 new housing units to the existing 3,880.

With a current population of roughly 10,330, Ramot Verber is set for transformative growth. The urban renewal master plan includes 17 redevelopment zones—Yitzhak Sadeh 1–19 is its first significant milestone.
